The report, titled Luxury Branded Residences: Market Overview and Performance Analysis, highlights the growing presence of branded homes in India's luxury property market.

Pune Leads India’s Branded Luxury Housing Market With 44 Percent Price Premium

Pune has emerged as the leading city in India for premium pricing in the branded residential property segment, with branded residences costing 44 percent more than comparable projects in similar locations. Kolkata ranked second with a 42 percent premium, while Bengaluru recorded a 32 percent premium, according to a September 2026 report by real estate data analytics firm CRE Matrix.

The report, titled Luxury Branded Residences: Market Overview and Performance Analysis, highlights the growing presence of branded homes in India's luxury property market. It examines pricing differences, residential supply, buyer absorption, regional transaction values and the performance of developments associated with established lifestyle and hospitality brands.

The findings indicate that branded residences are becoming a more prominent part of the country's premium housing sector, although pricing and market activity vary considerably across cities and regions.

Pune records the highest price premium

Pune recorded a 44 percent premium for branded residences compared with similar residential projects in the same catchment areas. Kolkata followed closely at 42 percent, while Bengaluru registered a premium of 32 percent.

Gurugram recorded a 29 percent premium. Mumbai and Noida each reported a premium of 26 percent, while Hyderabad recorded the lowest premium among the seven cities covered in the comparison, at 25 percent.

The average premium across these seven cities was approximately 32 percent, according to CRE Matrix.

These figures compare branded residential developments with comparable properties in their respective locations. They do not represent the annual increase in property prices or the return earned by homeowners. Instead, they indicate the additional price associated with branded residences relative to comparable projects.

The differences between cities may reflect variations in location, project specifications, amenities, developer positioning and the types of properties available. The premium alone does not establish that a property will appreciate faster or deliver better investment returns.

West India records the highest average ticket size

The report also identifies substantial differences in the average ticket size of branded residences across India's regions.

West India recorded the highest weighted average ticket size at Rs 10.8 crore. North India followed at Rs 9.5 crore, while South India recorded Rs 7.3 crore. East India had the lowest regional average at Rs 2.6 crore.

The West India's average ticket size was approximately 4.2 times that of East India, highlighting the differences in the pricing and composition of branded residential properties across the regions covered by the report.

Across India, branded luxury residences had an average ticket size of Rs 8.81 crore. This figure represents the reported average value of a property in the segment and should not be confused with the average price of all homes sold in India.

The regional figures are weighted averages. They can be influenced by the number of projects, property sizes, locations and the mix of homes available in each market. Consequently, the difference does not necessarily mean that every branded residence in West India is more expensive than a comparable home in another region.

Branded residences expand across India

India's branded residence market has expanded beyond its earlier niche position in the luxury property sector. Such developments are associated with established hospitality, fashion, lifestyle and other international or domestic brands.

These projects may offer branded design concepts, managed services, shared facilities and amenities intended to appeal to high-income homebuyers. The actual services and management arrangements differ from project to project, making it important for buyers to examine the terms of each development.

According to CRE Matrix, the cumulative supply across the 10 markets covered by the report reached 10,452 units by 2026. Buyers had absorbed approximately 68 percent of this cumulative supply.

Developers launched 3,181 branded residential units in 2025, compared with 1,015 units in 2024. A further 1,975 units were launched during the first nine months of 2026, of which 1,616 were absorbed, according to the report.

The report estimated that transaction value in the branded residence segment would reach Rs 17,117 crore in 2026, compared with Rs 16,942 crore recorded in 2025. The estimate included reported transactions during the first nine months of 2026 and an estimate for the final quarter. The full-year figure was therefore a projection rather than a final audited total.

North India accounts for the largest supply share

Despite Pune's leading position in price premiums, North India accounted for the largest share of cumulative branded residence supply.

The report recorded 4,939 units in North India, representing 47 percent of the total supply across the covered markets. West India accounted for 3,240 units, or 31 percent. East India represented 1,397 units, or 13 percent, while South India accounted for 876 units, or 8 percent.

Delhi National Capital Region had the highest number of projects among the markets covered, with 15 projects. Mumbai and Pune had six projects each, while Kolkata had three. Bengaluru and Hyderabad had two projects each. Lonavala, Alibaug, Bhubaneswar and Chennai each had one project.

These figures show that the branded residence market is concentrated in selected urban and lifestyle destinations, with North and West India accounting for most of the reported supply.

Larger homes dominate the segment

The report found that three-bedroom and four-bedroom-plus residences together represented approximately 82 percent of the cumulative supply. Four-bedroom-plus homes accounted for 43 percent, while three-bedroom properties represented 38 percent.

Two-bedroom homes made up 14 percent of the supply, and studio and one-bedroom units together accounted for the remaining 5 percent.

The concentration of larger homes suggests that much of the segment is designed for buyers seeking spacious properties and premium residential amenities. However, property sizes, facilities and prices differ by city and development.

Outlook for the luxury housing market

The findings point to continued activity in India's branded residence segment, supported by developers' expansion into premium housing and the presence of recognised brands in residential projects. However, the pace and nature of growth are not uniform across markets.

Pune's leading price premium and West India's high average ticket size reflect different aspects of the market. The first measures the price difference between branded and comparable properties, while the second measures the average transaction value of properties in a region. They should not be treated as interchangeable indicators.

For prospective buyers, the report's figures provide a useful market comparison but do not guarantee future appreciation or rental income. Buyers should evaluate the property's location, construction quality, maintenance costs, brand-management agreement, resale prospects and legal documentation before making a purchase.

Overall, CRE Matrix's September 2026 analysis highlights the growing role of branded residences in India's luxury housing market. Pune leads the seven-city comparison for price premiums, while West India records the highest regional average ticket size. The figures underline the diversity of India's premium property market and the importance of examining city-level and regional data separately.
