India's residential real estate market continues to witness strong demand for premium homes, with higher value properties accounting for 54 percent of total housing sales during the latest assessment period, according to a report released by global property consultancy Knight Frank.

The report indicates that demand for premium and luxury residential projects has remained resilient despite broader market uncertainties. Rising incomes, changing buyer preferences and growing interest in larger and better equipped homes have contributed to the increasing share of premium housing in overall residential sales.

While several major cities recorded healthy demand, the National Capital Region emerged as the weakest performing market during the period under review. According to the report, housing sales in the NCR declined by seven percent compared with the previous assessment period.

Knight Frank attributed the slowdown in the National Capital Region to a combination of market sensitivity, cautious buyer sentiment and the impact of geopolitical developments that influenced purchasing decisions. The report noted that uncertainty in the broader economic environment prompted some buyers to delay property investments.

Industry experts observed that homebuyers are becoming increasingly selective, focusing on projects developed by established builders with strong delivery records and quality infrastructure. Premium residential developments offering modern amenities, sustainability features and better connectivity continue to attract significant interest from buyers.

The report also highlighted that India's housing market remains supported by long term structural factors such as urbanisation, increasing household incomes and expanding employment opportunities. Demand from end users continues to play an important role in sustaining residential sales across several metropolitan cities.

Developers have responded to changing consumer preferences by launching more premium projects, particularly in cities where demand remains strong. Larger apartments, integrated townships, smart home features and community focused developments have become important factors influencing purchase decisions.

Although the National Capital Region recorded weaker performance during the reporting period, analysts believe the region continues to offer significant long term potential because of its large population, economic activity and ongoing infrastructure development. Improvements in connectivity and commercial expansion could help support future housing demand.

The report also points to continued confidence among developers in India's residential property sector, particularly in premium housing. Many real estate companies are increasing investments in high value projects to meet evolving consumer expectations and changing lifestyle preferences.
